Different Foundation Crack Repair Methods

Any home can eventually require foundation crack repair. As the ground settles or other problems persist, the slab may begin to shift slightly or show strain. The depth and seriousness of the strain will determine the level of repair that is needed. Tree roots and standing water is often the culprit in causing the damage. The first steps will include understanding why the fissures are appearing and eliminating the problem.

Outside forces should be dealt with before working to fix the cracks. If the problem is from tree roots that are burrowing under the slab, a root block can be installed. This prevents the roots from affecting the slab. If standing water is the problem, putting in underground drainage or re sloping the surrounding yard will help the water flow away from the slab.

It is important to apply the solutions after the external forces have been eliminated. The reason is to prevent further damage. Even though the drainage may have been fixed, the fissure needs to be sealed to prevent water from seeping in and widening the hole. Without completing the project by applying the proper solution, the chances for a major problem grow.

It is important to estimate the damage that has been caused. If the damage is not significant, most people can simply apply the solutions without calling in a professional. However, if there are issues such as water seepage or large areas of damage, it does not hurt to have the situation evaluated by a professional. It is better to take care of the problem the right way, instead of applying a temporary solution.

Crack injection solves most of the problems. For years, an epoxy has worked great for fixing the smaller fissures that often appear. Lately, different materials have grown in popularity. Using a polyurethane foam or grout has gained ground as the primary choice. Using the grout takes a little more skill than the other two solutions. Many have used caulking to resolve the issue. Unfortunately, this still allows water to enter the hole causing more damage.

Drainage tile repair is a much bigger undertaking. This solution involves removing a large area of the slab and diverting water that enters the slab area. In many cases, a sump pump has to be installed to remove the water. This is used in cases that simple landscaping does not work. If water is often standing in the basement area, this may be the best solution.

The cost of the project depends on the solution chosen. For situations where the cracks can be filled with epoxy, the cost is usually in the hundreds or less. The drainage solution involves intensive labor and can cost in the thousands. If the problem is small, the injection method will save money and may eliminate the need for a professional.

There are several foundation crack repair methods that can be applied by any consumer. After eliminating the reason for the problems, the solutions can be applied to prevent further damage. If the problems persist or become worse, a professional should be called to evaluate the situation for possible major work.
